I will be glad to represent you--but first there are some items that need to be addressed:
 

1.      Real Estate Law in Pennsylvania requires that I explain to you the various ways you can be represented and the implications of each to you.  Then I ask that you sign a form acknowledging that I have done so and that you understand how a relationship with a Real Estate Agent works.  It is not a contract, but it does make clear how we may work together to find a buyer for your home.

 
2. Negotiate with me and ultimately sign an agency agreement to     
    establish our relationship so that I can represent you as we go
    forward to find a buyer for your home.  The cost to you will be
    explained.
 

3.      3. We will spend some time discussing your needs and wants in the sale of your home.  This will cover the establishing of a sales price which will be based on an evaluation of similar houses in your immediate area that sold within the recent past.  It will also address houses now being offered for sale that are similar and nearby.  It will also include other considerations of the sale such as how soon you need/want to sell, advertising constraints and open houses and showings.  We will evaluate cosmetic changes that may be appropriate to show your home to the best advantage--this is called curb appeal.
 

4.      I will recommend a Marketing Plan for your home.  This will be a custom plan specifically made for your property and aimed at meeting your needs and wants and for selling the house with the least stress to you and at the best price.
 

5.      I will assist you in completing a Seller’s Disclosure Statement as required by regulations.  In some communities, we may have to arrange for a Pre-Settlement Inspection where the local Code Enforcement Department will inspect your home for code compliance.  This may lead to some corrective work being scheduled.
