In order for you to make the best possible sale of your home, you will need some more advice from me:

Marketing Your Home
I will manage the marketing of your home.  This will include the placement of advertisements, scheduling of open houses, circulation of informative flyers about your home, entering your listing in the multi-list service internet site and other internet outlets and direct contact with other agents who may have buyers that may be interested in your home.

 

 
Showing Your Home
When there are  interested buyers wanting to see your home, I will determine that they are pre-qualified to possibly buy your home (have the necessary credit to get a mortgage of a size to cover your sale price) and then arrange for the showing.  This will require your cooperation in having the home tidy and for you to not be present during the showing time.  I will gather information about the showing to learn what the buyers comments were.  This will be useful even if it does not suit their current interest. 

 
 

Negotiating an Agreement of Sale
When there is a Sales Agreement presented for your home I will immediately notify you.  We will meet promptly and evaluate it together.  I will prepare an estimate of your closing costs and net proceeds based on the offer for your consideration. The Sales Agreement covers many items and uses up to twenty pages of small type to tell you how much the buyer is offering, how much they have deposited as a down payment and other conditions of their offer, including financing for the balance of the offer, what inspections they will make on the house and how they expect to resolve any identified problems.  It also sets the date on which they will settle the sale.

 You can accept, reject or, more likely, make a counteroffer.  I will help you to evaluate and draft the counteroffer and again provide an estimate of the settlement cost to you should the buyer accept the counteroffer.  The buyer may decide to make a counteroffer to the counteroffer.  Again I will provide and estimate and this will go on until all are in agreement.  The sale of the your home is now pending.

 

Settlement
I will sit with you at the settlement table to advise you on each aspect of the settlement process and help to resolve any and all problems that may arise at that time.

 

We will here end the selling process.  But that is not the last of our relationship.  My representation of you and the bond that we will have established is intended to last forever.  You may call upon me for advice on future issues regarding real estate.
